Crawl Space Inspection, Repair & Moisture Control for North Bay Homes
Your crawl space supports the structure beneath your home, yet it is one of the least-seen areas of the house. Benga Construction identifies what is happening below, repairs deteriorated framing, and addresses the conditions that contribute to moisture problems before they become larger repairs. As a licensed general contractor and electrician, Benga Construction handles carpentry, electrical work, and permits from start to finish.

Signs Your Crawl Space May Need Attention
- A musty or damp smell inside the house
- Floors that feel soft, bouncy or out of level
- Doors and windows that stick or won't latch
- Standing water or damp soil
- Visible mold or fungal growth
- Damaged floor joists, sill plates, or rim joists
- Rodent activity, fallen insulation, or construction debris
If you’ve noticed any of these, a crawl space assessment will tell you what’s causing it and what it will take to fix.

- You get a clear report with photos, findings, a prioritized repair plan , and recommended next steps.
3-Proposal
- If you’d like us to do the work, we provide a written proposal and price.
4-The Work
- Obtain permits, if required. Complete repairs.
- You see the finished work, even though you’ll never have to crawl down there.
Your Assessment Fee, Credited Toward the Work
The Crawl Space Condition Assessment is $285. If you hire Benga Construction to complete the recommended repairs within 45 days, we credit the full assessment fee toward a Benga Construction repair contract of $2,500 or more.
Complex Crawl Space Assessment: Quoted separately.
For very limited access, multiple crawl-space areas, substantial debris, suspected structural issues, or detailed documentation needed for a buyer, insurer, or attorney.
The report is yours either way. You’re free to use it with any contractor you choose.
Why Benga Construction
Most crawl space problems cross trades: rotted framing, a wet floor, a dehumidifier that needs a circuit, a permit. Most companies hand you off between subcontractors. We don’t.
Benga Construction is led by Joe Benga:
- California licensed general contractor and electrician
- ICC-certified residential inspector
- More than 40 years of construction experience
- Deep experience working in Bay Area raised-foundation crawl spaces
- Seismic-retrofit knowledge that helps distinguish cosmetic issues from meaningful framing concerns
FAQ's
Do I need crawl space encapsulation or improved ventilation?
It depends on the conditions beneath your home. During the assessment, we look for exposed soil, standing water, high moisture levels, wood decay, visible mold, damaged insulation, poor drainage, and the condition of existing vents.
Some crawl spaces benefit from improved ventilation and ground moisture control. Others are better suited for a more complete encapsulation system with a sealed vapor barrier and, when appropriate, dehumidification. Encapsulation is not automatically the right solution for every home. The first step is identifying and correcting the source of moisture, such as drainage problems, plumbing leaks, or exterior water entry.
Do you test for mold?
We document suspected microbial growth and the moisture conditions that cause it. If you want lab confirmation, we can arrange testing through an independent lab.
Do you repair foundations?
No. We repair and level the wood framing that sits on the foundation. Foundation replacement, underpinning and house lifting are referred to a foundation contractor or structural engineer.
Do crawl space repairs need a permit?
Structural repairs such as joist, beam and post replacement often do. We’ll tell you when a permit is required and handle it for you.
How long does the work take?
Most assessments take one to two hours. Repairs and encapsulation typically take one to several days, depending on scope and access.
Can you remove debris and damaged insulation?
Yes. Benga Construction can remove construction debris, deteriorated or fallen insulation, and other accessible non-hazardous material from crawl spaces as part of a cleanup, repair, or moisture-control project. If materials appear to involve asbestos, hazardous waste, or significant biological contamination, we will recommend the appropriate qualified specialist before work begins.
Do you handle rodents or termites
We can identify visible signs of rodent activity or wood-destroying organisms during a crawl-space assessment and can complete related construction repairs, such as replacing damaged framing or improving accessible openings. Pest identification, treatment, rodent control, and termite inspections are performed by properly licensed pest-control professionals. We can coordinate with your licensed pest-control company after their inspection and repair recommendations are issued.

“Unlike factory environments, construction projects lack the luxury of prototypes and controlled conditions. Every project requires mobilizing manpower, equipment, and a diverse range of materials to the job site. Success hinges on coordination with various subcontractors and material suppliers, making collaboration and adaptability essential to every phase of the process.”
